A self storage owner should be careful or his business may suffer. This is not a hollow warning because the popularity of the self storing business is turning the market into a battlefield with almost everybody jumping into the ring. So to keep ahead an owner has to be a step ahead from the rest. To do that the first and most important thing that they may look after is the maintenance and security of the facility for storing. It is most often overlooked in the rush to get ahead of the competitors. Remember the saying slow and steady wins the race. You need not be that slow but you must be very steady in your plans to gain the maximum benefit of the market as well as make provision to stay on as long as you can. In business it is the marathon that pays and not the sprint.
As a self storage owner you will need to maintain the place and maintain it well. A clean and well maintained place attracts the customers quite naturally. You must remember that the customer is renting a unit to store his valuables or the articles that he will need for future use. He is paying the rent not to store trash and he does not want his articles to be treated as trash also. Do not wait for the customer to complain. Check for yourself what is not functioning and get it replaced or repaired immediately. Try to make an impression that in your facility nothing goes wrong. Make it a point that when people think of self storing facilities they think of you. This is possible only with proper homework and preventive maintenance.
Preventive maintenance is not some highly technical process but is the result of regular checks and inspections for problems starting from broken seals to inefficiency of the cooling machines. A self storage owner must make it a habit that his facility goes through regular maintenance. It may cost some money but it again brings us to another proverb, a stitch in time saves nine. A small cost of maintenance might save a major financial disaster. The regular routine must focus on matters like making the required payments and bank deposits on time, inspecting the facility from within and without and also making calls on the local people to inform them as well as keep in touch for business opportunities. This must be made into a habit if you want to survive the war.
As a self storage owner you must be willing to save as much on unavoidable expenses as you can. Skipping regular maintenance is not the way. Rather, regularity in maintenance saves money in the long run. The main savings is made on the renovation or re strengthening of the buildings on the facility. Competition in the form of new services and facilities that are being offered by the companies to get a market share is making a self storing facility complicated day by day. So is its maintenance. Any slip on the part of the owner means the fear of dwindling business. If you are the owner of multi-storied or climate controlled units, then regular maintenance is a must and in no way can it be compromised. Finally, make sure that the trust the occupants of the units show in your facility is never broken. As a self storage owner you must make sure that there is adequate security on your premises.
