Have you ever heard anyone say that they do not have enough personal storage ? They have way too much stuff to store and not enough room for it all? Most likely, there are many people out there who suffer from this same problem. With the way the economy is right now, it is difficult to afford your normal bills, let alone extra stuff. So it is easy to see why people do not give in and buy something to store their stuff in, and thus take care of their personal storage problem. However, there may be another way to solve this personal storage problem. The solution is to get organized.

 

Many times, people think that they do not have enough room to store all of their stuff, but really, if they stored their stuff properly, in an organized fashion, they may find that they have a lot of extra room. The first thing that they should do is organize their closets. Go from one to another and completely reorganize everything. The easiest way to do this is to take absolutely everything out. Then go through it all to see if it is all stuff they want to keep, because there might be stuff that needs to go in the garbage. The next thing they should do is categorize everything. For instance, put all the towels together, all the tools together, all the cleaning supplies together, and so on. This way, when they go back in the closet later to find something, it will be much easier. After categorizing everything, they should find small boxes or paper bags to put their stuff back into. If there are already shelves in the closet, this may not be necessary. Then it is time to put everything back into the closet, but they should do it neatly and orderly.  Now they will probably discover that there is already much more room in their closets for personal storage .

 

After fixing the closets, they should go on to their cabinets. Sometimes houses have cabinets in the kitchen only, but many times houses also have cabinets in the laundry room or bathroom. All of these should be gone through the same exact way as the closets. Everything comes out, is organized, and then put back in. While repeating this process, they might find that this is the perfect time to clean the inside of the cabinets as well. If it has been a while since they have organized, the cabinets will probably be pretty dirty.

 

After reorganizing the closets and cabinets, the problem with personal storage may already be fixed. However, if they are still having trouble finding a place for their extra stuff, they should feel free to continue this reorganizing process with any other space they have in their house, for instance, the basement, the garage, bedroom dressers, and so on. They are bound to eventually find some extra room. If, after going through absolutely everything, they still find that there is no place for their extra stuff, they may have to give in and buy something to store it all in. This should only be a very last resort, after all, why spend money if you do not have to? Hopefully this has helped you get a few ideas on organizing your home so that you have more space. Perhaps it has also been an eye opener to those who keep way too much stuff, but then, that is another story completely.

Storage unit rental sure has changed since storing in your home garage. Once upon a time, people who had garages would always have a corner cleared out for extra boxes. If they did not have a garage a lot of times then they would use their attic. Sheds are available to buy and put in your yard, for extra space. Some times people will store at their parents house or with someone who has more room then they have, just to get room in their own house.
   
When looking to buy a house, potential buyers will look to see how much space is in the home, big closets or lots of closet spaces. Attics, garages, cabinet spaces but most often the first thought is if the house has a lot of room or if the house does not have any space. There are many families with growing children or so many personal possessions that they need space to store their things.
   
With the growing need for more space has come along storage unit rental. Anyone needing extra space in their homes can find a local storage unit rental and store any thing they need to store. Most storage unit rental spaces have small units just to give you that extra closet space. There are larger ones too if a customer really needs some space. There are facilities that have the drive up units where the door goes up like a garage. They are nice clean dry units, so a car can be stored inside or anything that customers are storing who want convenience to their unit. The units that are inside are convenient now too, there are lots of facilities that have inside loading docks and dollies and carts to use to get your belongings to the unit. If it is on the upper floor, there are big freight lifts or elevators to get the belongings to it.
 
Storage unit rental has changed since mom and dads garage and now if a house is purchased too small or families out grow them then they get extra space at a local facility.

El mes de Diciembre fue un mes muy ocupado para el negocio de los Storage, normalmente aquí en PhoneSmart los primeros días  de Diciembre son ocupados por que muchas personas compran regalos para sus familiares y amigos y alquilan un storage para guardar los regalos, y después de la quincena de Diciembre es un poco lento, este ultimo año quedamos muy sorprendidos por que al final del mes tuvimos un incremento inesperado de llamadas de personas solicitando un storage, el numero de llamadas que recibimos fue increíble, fue un numero muy similar al que normalmente recibimos en los meses de Mayo o Junio tuvimos que llamar a nuestros representantes que tenían el día libre para que nos ayuden a contestar las llamadas de los clientes que solicitaban información para rentar o alquilar un storage, tuvimos muchas reservaciones, por que la mayoría de personas que llamaba necesitaban un storage de inmediato. Esto nos da una idea de que este año será un año muy bueno para el negocio de los storage. Aquí en PhoneSmart estamos preparados para atender a nuestros clientes con sus necesidades de Storage, tenemos mas representantes para poder contestar las llamadas lo antes posible y también tenemos mas representantes que hablan el idioma español para poder atender a la comunidad latina que esta creciendo de una manera impresionante en este país.

Cuando contestamos llamadas de clientes solicitando información para alquilar o rentar un storage, tratamos con clientes que están pasando por diversas situaciones; Algunos nos llaman felices por que van a poner sus pertenencias en un storage por que van a viajar, o por que terminaron un semestre en college y van a pasar las vacaciones con sus familiares, otros por que vendieron su casa y la nueva casa que compraron no esta lista, estos son algunos ejemplos de situaciones en que los clientes nos llaman muy contentos por que necesitan un storage, pero todas las necesidades de storage no son siempre por que algo bueno nos paso, también tenemos algunos clientes que nos llaman por que están atravesando por una situación difícil en sus vidas y nosotros como representante aquí en PhoneSmart sabemos como ayudar a esos clientes y darles el mejor servicio. Clientes que de repente perdieron algún familiar y tienen que poner las pertenencias en un storage, o de repente están atravesando por un divorcio y tiene que retirar sus pertenencias de la casa del esposo o esposa de inmediato, también tenemos llamadas de personas que pertenecen a las fuerzas armadas y tienen que ir a servir a otro estado o de repente fuera del país, personas que tienen que desocupar la casa o departamento en el que viven por falta de pago, etc., son muchos los casos que se presentan por los que una personas necesita un storage. Cualquiera que sea su caso aquí en PhoneSmart estamos para ayudarlo con sus necesidades de Storage.

En PhoneSmart recibimos muchas llamadas de clientes que necesitan guardar su vehículo en un Storage por las épocas de invierno por que las temperaturas bajan demasiado, otros necesitan guardar su vehículo en un storage por que van a viajar, cuando se trata de parqueos hay compañías que no ofrecen ningún tipo de parqueos, hay otras que solo ofrecen parqueos afuera (no cubiertos), otras ofrecen parqueos cubiertos y otras compañías ofrecen unidades 10x 20 o mas grandes en las que se puede guardar un vehículo. Hay mucho para escoger  cuando se trata de guardar un vehículo en un storage, mientras más cubierto sea el espacio el precio va hacer mas alto, tuve una llamada esta mañana de un cliente que va a viajar al extranjero y esta compañía de storage esta ubicada cerca a un aeropuerto, a este cliente mas le convenía guardar su carro en este storage que esta cerca al aeropuerto, que dejarlo en el parqueo del aeropuerto. Le recomiendo que siempre chequee todas sus posibilidades antes de tomar una decisión acerca de donde guardar su vehículo o pertenencias, “storage” es siempre una buena opción, solo tenga presente que la mayoría de compañías que permiten guardar un vehículo en un storage requieren el titulo de propiedad del vehículo, también que el vehículo no este malogrado y algunas también requieren el seguro del vehículo.

Aquí en el centro de Missouri estamos experimentando una fuerte tormenta con acumulaciones de hielo, nuestro call center estuvo cerrado el día de ayer Domingo por las malas condiciones en que se encontraban las pistas y carreteras, el día sábado por la noche tuvimos una acumulación de 3/4 de hinches y posiblemente esta noche tengamos mas acumulación al igual que el día de mañana, el estado de Missouri ha sido declarado en emergencia por que hay muchas personas que no tienen electricidad; pero aunque le parezca mentira ni el hielo hace que las personas se olviden de los Storage, en estas condiciones que nos encontramos aquí en Missouri, las personas necesitan mudarse y recibimos llamadas de clientes solicitando información acerca de alquilar un storage. El negocio de los Storage no se detiene ni con las malas condiciones del clima, al contrario muchas veces las malas condiciones del clima crean mas demanda  y necesidad de storage. Incluso en épocas de friás temperaturas muchas veces personas que actualmente están rentando un storage  mantienen el espacio por mas tiempo del previsto por que no quieren retirar sus pertenencias en frias temperaturas.

Solo faltan 35 días para Navidad Terminantes con las compras? No es tarde todavía para pensar en rentar un storage para guardar los regalos de navidad. Muchas personas rentan un storage para esconder regalos de navidad para que sus familiares no los vean, otras rentan un storage por que por las fiestas de fin de año tienen visitas de familiares o amigos y necesitan tener mas espacio en sus casas. El tamaño del storage depende de la cantidad de regalos que quieras guardar, la mayoría de las compañías de storage ofrecen storage 5×5x8 para personas que solo quieren guardar cosas pequeñas, otras compañías ofrecen incluso otros más pequeños 5×5x4, el tamaño del storage depende de cuantos regalos quieras guardar o que tan grandes sean los regalos, normalmente cuando llamas a una compañía de storage la persona que contesta el teléfono debe tener la suficiente preparación para ayudarte a determinar el tamaño, el gerente de la tienda te preguntara que es lo vas a guardar en el storage y que tan grandes o pequeños son los regalos que vas a poner en el storage. Solo recuerda siempre, que el precio del storage depende del tamaño y por lo normal mientras más grande es el espacio que necesite el precio será mas alto. Recuerda también que las compañías de storage rentan mes a mes, eso significa que no tienes que firmar contratos por teminos largos.

Sonreír a través del teléfono puede ser usado con una técnica de venta (SALES TECHNIQUES) Sabia usted que en 60 segundos una persona puede tener idea del nivel de su educación, habilidad y personalidad, solo basándose en el tono de su voz. Que tipo de impresiones esta causando con su voz por intermedio del teléfono. Cuando tengas una conversación por el teléfono con otra persona son dos áreas que debes de tener muy presente:  “Que es lo que dices” y “Como lo dices”  estudios muestran que más del 87% de las opiniones de las personas que llaman por teléfono a una compañía son basadas en el tono de su voz.
Esta es una de las razones por lo que debes de sonreir cuando contestes el telefono.  No importa que es lo que este pasando tu alrededor, o si  tu ultima llamada fue un cliente que no te trato bien, respira profundo y pon una sonrisa en tu cara y en tu voz. Les recomiendo usar esta técnica de venta (SALES TECHNIQUES) por que las personas pueden escuchar cuando tu sonríes a través del teléfono. Una sonrisa puede cambiar la calidad de la entonación de tu voz. El sonido de tu voz y la forma en la que contestas las llamadas son mayormente las primeras cosas que los clientes saben acerca de ti. Practica esta técnica de venta, (SALES TECHNIQUES) deja una buena impresión!

El teléfono sonó y era un almacén (STORAGE) de Texas. Quien llamaba quería saber si era cierto que teníamos un anuncio de empleo. Cruzamos unas pocas palabras y transferí la llamada a la máquina de mensajes del gerente, operación sencilla que, sin embargo, recuerdo haber hecho con un particular entusiasmo: imaginaba que, como yo misma en Phone Smart, esa persona sería empleada en el almacén tejano para atender a los clientes que no pudieran comunicarse en inglés. Porque debo decir que no son pocas las llamadas que recibo sobre estados de cuentas, pagos, cambios en las formas de pago, etc., y que finalmente transfiero con el mal sabor de estar abandonado al cliente a su propia suerte. 
Uno anuncia que va a transferir la llamada y enseguida se escucha un silencio breve pero muy significativo del otro lado: por una parte, el cliente ha comprendido que debe comunicarse con los empleados del almacén,(STORAGE) y por la otra, está su gran obstáculo para esa comunicación: el inglés. Y si es cierto que la mayoría de los clientes asumen su problema sin hacer el menor comentario, también está el que se aventura a decirte: “Pero, ahora, cuando usted me transfiera, ¿van a hablarme en español?” “¿Van a entender mi mensaje?” “¿En qué idioma van a devolverme la llamada?” Momento en que soy yo quien se queda en un breve pero notorio silencio.
Ya había pasado algunos ratos como estos cuando recibí la llamada de una mujer con un almacén (STORAGE) rentado en Arizona. Su esposo, normalmente encargado de pagar las mensualidades, estaba de viaje, por lo que ella debía hacerse cargo. Antes de conseguir pasar la llamada al almacén la mujer me dijo que allí todos hablaban inglés y que si yo podía ayudarla. Me disculpé, volví a decirle dónde estaba, le pedí su teléfono con la promesa de ver qué conseguía hacer por ella y salí yo misma en busca de ayuda. Liz Taylor (familiarmente llamada Liz) arregló con el gerente y la señora interesada en pagar una llamada tripartita en la que ella ofició como traductora.
Creo que si Phone Smart ofrece un servicio de renta y atención de llamadas en español, los almacenes debían tratar de beneficiarse verdaderamente de ello, es decir, debían encontrar con sus recursos algún tipo de real continuidad a ese servicio, y no dejarlo del todo al azar, al buen trabajo o la buena voluntad de un representante de ventas, y, menos todavía, al hecho de que el cliente ya rentó. De este modo la colaboración entre Phone Smart y los almacenes luciría interrumpida y a veces, más que lucir, quedaría interrumpida.

Los representantes bilingües que contestamos llamadas de personas que solicitan información acerca de alquilar o rentar un storage notamos cierta diferencia entre los clientes de habla española y los clientes de habla ingles.
 
Los clientes que hablan Ingles que llaman para solicitar información acerca de alquilar un Storage en la mayoría de los casos quieren la información rápida y concisa no tiene mucho tiempo y en la mayoría de los casos si realmente necesitan el Storage ellos van a reservar la unidad de inmediato, muchas veces hasta llaman con la tarjeta de crédito lista para hacer la reservación.
 
Los clientes que hablan solo español y que llaman para solicitar información para alquilar un Storage, en la mayoría de los casos tienen tiempo y te dejan hacer tu trabajo, te permiten darles toda la información que ellos necesitan para rentar un Storage, cuando tratas de reservar el espacio y le preguntas por la tarjeta de crédito en la mayoría de los casos la respuesta inmediata es que no tienen tarjeta de crédito o de debito o que no quieren reservar, pero trabajando un poquito la llamada, haciéndole entender al cliente que si reserva le vas a garantizar la unidad y el especial si hubiera alguno o que no tienes muchas unidades disponibles, en algunos casos reservan el espacio.
 
Pienso que las llamadas en español nos dan un poquito mas de trabajo en cuanto se refiere a la reservación, pero tomando el control de la llamada podemos cerrar la llamada con una reservación.

Todas las personas que tratamos con clientes por teléfono que llaman para pedir información para rentar o alquilar un Storage hemos tenido alguna vez clientes difíciles de tratar y la pregunta es como controlar esta llamada o que es lo que debemos hacer.
Para nadie es fácil contestar el teléfono y tener a una persona irritada en la otra línea y sobre todo cuando tu solo estas cumpliendo con tu trabajo y alguien esta alterado o gritando por algo que tu no sabes o que no has hecho. La pregunta es que debemos hacer o como debemos controlar esta llamada.
 
Lo primero que les recomiendo es respirar profundo y no tomarlo personal,  luego trata de escuchar al cliente sin interrumpirlo espera hasta que el cliente termine de hablar y luego le dices si lo puedes ayudar o no, no te irrites o grites al cliente, simplemente escuchalo, si no lo puedes ayudar trata de que el cliente entienda que si tiene un problema con su Storage tienen que hablar directamente con el gerente del Storage, que tu lo puedes transferir a la grabadora para que deje un mensaje o que el puede llamar otra vez en unos minutos, si el cliente sigue irritado y quiere hablar con alguien inmediatamente y tu no puedes controlar la llamada, trasfiérelo a tu supervisor.

Hacer un seguimiento a los clientes es muy importante en el negocio de los Storage, ya sea que el cliente solicite información por teléfono o por Internet, o también que haga una visita personal al establecimiento, después que el cliente ha hecho el primer contacto con la compañía el siguiente paso y muy importante es hacer un seguimiento del cliente.
 
Un cliente que visito el Storage, se le debe hacer un seguimiento en las próximas 24 horas de esa forma permite al gerente de la tienda contestar cualquier pregunta adicional o también brindar mas información acerca de su establecimiento ya sea acerca de la seguridad o acerca de alguna oferta que se este ofreciendo en este establecimiento.
 
Mayormente los clientes que llaman para solicitar información por teléfono no solo llaman a un establecimiento, en la mayoría de los casos encontraron él numero telefónico en las paginas amarillas y llaman a varios establecimientos cercanos a ellos. Si ellos reciben una llamada de seguimiento, ellos van a sentir que el manager de ese establecimiento tiene interés acerca de sus necesidades de storage.
 
Cualquier cliente que contacta un estableciendo para solicitar información acerca de Storage debe ser contactado lo antes posible y también informarle que este establecimiento es el mejor en el área, estos clientes generalmente después de hablar con el gerente y de visitar tu establecimiento no necesitan seguir buscando por Storage.
 
Dejar ir a un prospecto puede ser muy costoso, por eso, es muy importante hacer un seguimiento con cada cliente que solicita información.

Muchas veces cuando le preguntamos a un cliente si quieren reservar un storage, nos preguntan cuantas unidades tenemos disponibles, otra buena técnica de venta sales techniques es crear urgencia durante la llamada, tenemos que darle un motivo al cliente para que rente ahora y no espere mas, por que si espera, alguien puede llamar y alquilar esa unidad. Hay muchas formas de crear urgencia una de ellas es informarle al cliente que tenemos limite de unidades disponibles, que es la época mas ocupada del mes, o del año o que es él ultimo fin de semana del mes,  siempre una excusa, otra forma de crear urgencia es la de decirle al cliente que solo tienes unas cuantas unidades disponibles, no importa así tengas 100 unidades siempre decirle que estas muy limitado. Esta es una muy buena técnica de venta sales techniques para que el cliente rente la unidad de inmediato y no tenga que llamar a otra compañía de storage. Reservando la unidad de inmediato garantizamos el espacio y también el especial si hubiera alguno, muchas veces ocurre que un cliente llama y se le ofrece la unidad y el especial, pero el cliente no esta decidido a rentar todavía, luego llama unos días después y la unidad esta disponible pero el especial no, por ese motivo es muy importante informarle al cliente que reservando la unidad le garantizamos el espacio y el especial por que no sabemos cuanto tiempo vamos a tener ese especial. Utilizando nuestras técnicas de ventas sales techniques podemos hacer que el cliente reserve ahora y no espere más.

Aunque le parezca mentira ya estamos en el mes de Octubre y falta muy poco para las fiestas de fin de año, eso hace que las personas comiencen a comprar regalos para sus familiares y amigos y aunque usted no lo crea, esto crea una necesidad de storage. También muchas compañías compran regalos para sus trabajadores y necesitan un lugar donde almacenarlo por lo que también necesitan alquilar storage. Normalmente en el mes de Noviembre para el remate del día después de Thanksgiving es cuando muchas personas llaman para alquilar o rentar un storage por que compran regalos y no los quieren llevar a sus casas por que no tienen suficiente espacio o por que no quieren que sus seres queridos vean estos regalos. Otra de las razones por lo que las fiestas de fin de año crea demanda de storage es por que muchas compañías de retail compran una mayor cantidad de productos, por que sus ventas incrementan por fiestas y no tienen lugar donde guardarlos, entonces ellos se ven en la necesidad de alquilar un storage. Por  diferentes razones la demanda de storage tambien incrementa por las fiestas de fin de año y esta es una buena excusa para crear urgencia cuando un cliente llama para solicitar información para rentar un storage, expresale a este cliente que ya se acercan las fiestas de fin de año y que los espacios están limitados, que si necesitan alquilar un storage, que no esperen mas, y que es mejor que lo reserven con tiempo para que tengan el espacio garantizado.
