Until a business that rents with you sees their
storage unit as their back office, as their garage, as their satellite facility, they’re thinking the same thing every month. “One more expense I don’t really need. Call the storage people up. Cancel the darn thing.â€
Now, there are some important thresholds that people will cross over, and you have to be aware of this. The first threshold is the first month – the first time their first full month rent is due. If you do any kind of specials or discounts, you’ve moved someone in partly because they got a cheap deal to get their first month. Now their first full month rent is due, and they go (groaning), “Ugh, time to bite the bullet.†And then the second month, “Ugh, here we go again.†And then the third month, “Oh, geez, this is getting expensive! Should I stay or shold I go?â€
If you can get them past the third month, the fourth and the fifth month don’t seem quite that bad. And then the sixth month comes, and they go, “Gosh, I’ve been here about half a year now, haven’t I? Do I really want to be there that long? Should I stay or should I go?†What do people tell you when they move in, how long are they going to need a unit? Do you ask people, “How long are you going to stay with us?†What do they say? Most will say only a month or two, or a few months, right? Yet often half of them are staying over a year, right? Why is that? It’s not because they’re stupid. It’s not because they forget to move out. They’re happy. Or at least they are not unhappy enough about the
storage unit to do anything about it. It’s become their extra attic, their extra garage. They learn to love having it because they can hide stuff in there that they don’t have to clean up or deal with or put away.
