However, it is never wise to take your clients for granted. Just as demand for storehouse units have gone up, so have the number of storing businesses. Busy downtown and commercial areas have rows of warehouse facilities competing for customers. Therefore, a cargo space owner needs to understand the essential facilities that clients require and expect at a storing facility. Not only will this knowledge help you gain new clients, it will also help you retain old clients.

  1. Online Transaction
    Many customers need to store their possessions in cities far from where they live or work. It would not be possible for them to personally visit the facility for completing paperwork or making a monthly payment. Therefore, you should offer online transactions such as registration, renewal of rental contract, billing, and payment.
  2. Pick and Drop
    You can offer complementary pick and drop for corporate accounts. Even if you offer paid transportation facility for the items, most people will be glad to accept this service. It will save them the trouble of looking for transport companies to move their stuff to the warehouse facility.
  3. 24-Hour Access
    Many rental units have limited access in terms of hours per day. However, there are customers who work odd hours or on night shifts and hence cannot stick to a 9 am to 6 pm visiting schedule. By offering 24-hour access, you can draw customers away from your competitors.
  4. Security
    Perhaps the most crucial factor in the success of the rental business is the security setup of the facility. Customers want a place where they can store their things properly, without having to worry about safety. They want a place where their things are safe even if they do not come to check on them every second day. Apart from external threats, you also need to guard against thefts by people authorized to access the storeroom facility – staff, other customers, and occasionally contractors such as transporters. Security also includes immunity from threats such as fire, flood, and earthquakes. Apart from being structurally sound, the building should have fire alarms, sprinklers, and a sophisticated anti burglary system in place.
  5. Climate Control
    Many fragile items cannot stand extremes of temperature. Humidity, extreme heat and extreme cold can affect appliances, CDs, and even books. They lead to mold formation and make the item brittle. Therefore, many people insist on a climate control system so that their goods can be stored at the optimal temperature and humidity. If you do not offer climate control with your rental, you risk losing out business to competitors.
  6. Size Variations
    While every warehouse facility offers standard sized units, you can go a step ahead – offer a few non standard sizes. When customers find they can get a size that is just right for them, they will keep coming back to you for business.
  7. Packaging Material
    Many of your customers will lug their things in to your rental unit only to be dismayed when told that their items need to be properly packed before they can keep them away. There are also customers who do not know where to look for proper packing materials. If you sell packaging material – boxes, tape, strings, bubble wrap, plastic sheets, Styrofoam – at your cargo space unit, and you can make a few extra bucks apart from earning the gratitude of many customers.
